We are seeking a full-time, on-site Property Manager to join our team at DM & Co. Homes, located in Solihull. We’re looking for a bright, enthusiastic individual with the right skills and mindset. If you have a strong focus on detail, discipline, financial management, and a drive for continuous improvement, this role is for you.

As a Property Manager, you will oversee the daily operations of residential properties, manage tenant relationships, coordinate maintenance and repairs, and ensure compliance with leasing policies and regulations.

Key Responsibilities:

  • Quarterly Property Inspections: Conduct inspections and report to the landlord.

  • Maintenance Requests: Coordinate between tenants, landlords, and contractors.

  • Check-ins and Check-outs: Oversee the process for smooth transitions.

  • Deposit Management: Collect, secure, and return deposits, resolving disputes as needed.

  • Customer Records: Keep records up to date for seamless management handover.

  • Bank Reconciliation and Landlord Payments: Ensure rent matches bank deposits and transfer income to landlords after deductions.

  • Arrears Management: Monitor overdue rent and send reminders or notices.

  • Statement Preparation: Provide landlords with detailed financial statements.

  • Compliance: Ensure actions comply with industry legislation.

  • Problem Resolution: Address and resolve issues with innovative solutions.

What We’re Looking For:

  • Strong Communication Skills: Ability to convey information clearly to clients, tenants, and team members.

  • Problem-Solving Abilities: Handle various situations with professionalism and practical solutions.

  • Collaboration and Teamwork: Work well with others and contribute to a team environment.

  • Tech Savvy: Quickly adapt to new tools and technologies.

  • Attention to Detail: Manage tasks meticulously, ensuring accuracy in documentation and maintaining high standards.

  • Experience: Preferably 2 years in the estate industry.

  • Proficiency in English and Mathematics: Strong skills required.

  • Willingness to Learn: Open to learning new skills and improving existing ones.
