Contracts Manager - Refurbishment, Fit-out and Fire Protection

A well-established, London-based main contractor is seeking a Contracts Manager to join their Special Works division, focusing on passive fire protection and refurbishment works. The division has experienced substantial growth and has ambitious plans for future development.

Role Overview

You will support the Head of Special Works and oversee the delivery of multiple contracts ranging from £25k to £1m. Key responsibilities include:

Contract administration and negotiation
Procurement of subcontractors and materials
Cost-value reconciliation
Processing and agreement of monthly valuations and final accounts
Contract performance monitoring and KPI reporting
Ensuring safety, quality, and commercial targets are achievedRequired Experience

Proven experience managing complex multi-trade projects
Background in refurbishment, fit-out, DDA, FRA, and passive fire protection works
Strong commercial acumen and knowledge of contract governance
Capable of managing multiple teams and subcontractors across several live sitesQualifications & Skills

NVQ Level 5-7 in Construction or Surveying (or equivalent)
SMSTS certification
CSCS Black Card
GCSE Grade 5 / C or above in Maths, English, and IT
Proficient in Microsoft Excel and general IT systems
Strong attention to detail and analytical skills
Excellent communication, organisation, and leadership abilitiesCore Responsibilities

Oversee the running of multiple construction sites in London
Lead and support site managers and commercial teams
Coordinate with subcontractors and manage project timelines
Manage service applications and maintain accurate trackers
Ensure all work complies with Health & Safety systems
Review and implement method statements and risk assessments
Produce and deliver site and commercial progress reports
Attend design, client, and planning meetings as required
Support procurement alignment with project needs
Maintain and enforce safety audits and company protocolsKey Knowledge Areas

Cost control, valuation processes, and commercial reporting
Subcontractor procurement and payment applications
Contract interpretation and negotiation
Health & Safety documentation and compliance

Job Type: Full-time, Permanent
Working Hours: Monday to Friday, 8:00am - 5:00pm
