QUANTITY SURVEYOR REQUIRED: Brentwood, Essex
Duration: Permanent
Rate for the Quantity Surveyor: £50,000 - £70,000 (Depending ox exp) per annum
Role: Quantity Surveyor required for a luxury house building contractor
Main Duties of the Quantity Surveyor:
* Cost Estimation & Budgeting: Prepare accurate cost estimates for construction projects, including materials, labour, and prelims.
* Tendering & Bidding: Manage the preparation of tenders and quotations, including reviewing drawings and specifications to prepare cost proposals.
* Contract Administration: Administer contracts and ensure compliance with terms, including dealing with variations, payments, and claims.
* Procurement: Source and select suppliers and subcontractors, ensuring competitive pricing and quality of service.
* Cost Control: Monitor project costs and cash flow, ensuring projects stay within the agreed budget and identifying any cost overruns.
* Valuations & Reporting: Carry out regular site valuations, preparing progress reports and cost analysis for clients and senior management.
* Risk Management: Identify potential risks to the project's budget or timeline and provide proactive solutions to mitigate these risks.
* Final Account Management: Prepare and agree on final accounts with clients and subcontractors.
* Collaboration: Work closely with project managers, architects, engineers, and other team members to ensure the successful delivery of the project.
Key Skills & Qualifications:
* Education: Degree in Quantity Surveying, Construction Management, or a related field. (Chartered status with RICS or equivalent is preferred but not essential).
* Experience: Minimum of 5 years' experience in a Quantity Surveyor role within the construction industry.
* Knowledge: Strong understanding of construction contracts (e.g., JCT, NEC) and industry-standard cost databases
* Technical Skills: Proficiency in quantity surveying software (e.g., CostX, Bluebeam, Buildsoft) and Microsoft Office Suite.
* Analytical Skills: Strong numerical and analytical skills, with the ability to evaluate project costs and make informed decisions.
* Communication Skills: Excellent written and verbal communication skills, with the ability to liaise with clients, contractors, and stakeholders.
* Attention to Detail: Ability to ensure accuracy in financial and project documentation.
* Problem-Solving: Capable of resolving issues and disputes proactively and professionally.
* Teamwork: Strong ability to work effectively as part of a team in a fast-paced, dynamic environment.
Additional Requirements:
* A valid driving license and must have own vehicle (if travel to multiple sites is required).
* Ability to work on-site and manage site-based tasks as needed.
