📍 Location: South London
💰 Pay Rate: £23.67 per hour
⏳ Hours: Full-time, 40 hours per week (Monday - Friday, 8 AM - 5 PM)

About the Role

Our client are seeking an experienced and proactive Senior Repairs and Contracts Officer to oversee voids management and direct labour operatives across the borough. In this role, you will be responsible for ensuring that void properties are turned around efficiently and handed back within the specified timeframes, while maintaining high standards of quality and compliance.

This is a key leadership role requiring strong contract management, workforce supervision, and operational planning skills to effectively manage voids and ensure that operatives are working efficiently and safely.

Key Responsibilities:

Voids Management:

* Oversee voids processes to ensure timely and high-quality completion of work.

* Monitor void turnaround times, ensuring compliance with council targets and policies.

* Identify and address delays or barriers affecting the efficient completion of voids work.

*

Direct Labour Force Supervision:

* Manage a team of direct labour operatives carrying out voids works across the borough.

* Ensure operatives are well-organized, fully resourced, and working to the highest standards of quality and safety.

* Implement effective workforce planning to ensure optimal productivity and performance.

Contract and Repairs Oversight:

* Ensure all works are carried out in line with repairs and maintenance policies.

* Oversee the delivery of contracts related to void works, ensuring they meet budgetary, quality, and timeline requirements.

* Work closely with contractors and internal stakeholders to maintain service efficiency.

Compliance & Quality Control:

* Conduct regular inspections to ensure work meets council and regulatory standards.

* Ensure all health and safety regulations are adhered to by the workforce.

* Implement best practices for voids management, repairs, and maintenance.

Performance Monitoring & Reporting:

* Track and report on voids performance, identifying areas for improvement.

* Provide updates to senior management on operational efficiency and contract performance.

* Support the development of strategies to enhance the voids management process.

Essential Skills & Experience:

✅ Proven experience in managing direct labour operatives within a housing repairs or voids setting.
✅ Strong knowledge of voids management, repairs, and maintenance processes.
✅ Experience in contract and service management within a local authority or housing sector.
✅ Ability to monitor performance metrics and ensure compliance with service-level agreements.
✅ Excellent communication and leadership skills with the ability to motivate and direct teams.
✅ Strong understanding of health & safety regulations and best practices in a construction/repairs environment.
