This job posting is for a Senior Property Manager role in Block Management, focused on providing top-quality property management and customer service within a large, independent property services group in London.
Position Overview: - Role: Senior Property Manager in Block and Portfolio Management
- Location: Wimbledon, London
- Reporting to: Director of Block and Portfolio Management
- Purpose: To deliver excellent property management service, build strong relationships with clients, and ensure properties are safe and well-maintained.
- 2 days working from home 2 days out on site/property inspections 1 day in the office.
Key Responsibilities: - Client and Customer Service:
- Build and maintain positive relationships with clients, leaseholders, tenants, and contractors.
- Use technology to manage and improve communication with customers.
- Property Inspections and Reporting:
- Schedule and complete regular inspections to check that properties are safe and well-maintained.
- Report inspection results to clients and take action to address any issues.
- Project Management and Budgeting:
- Work with contractors for maintenance projects, ensuring projects stay on budget and are completed on time.
- Coordinate with the accounts team to prepare annual budgets and CAPEX (capital expenditure) plans.
- Financial and Administrative Tasks:
- Approve and process contractor invoices and prepare financial reports for clients.
- Organize annual general meetings (AGMs) for clients, and manage any billing or fee updates.
- Compliance and Safety:
- Produce quarterly Health and Safety reports and manage important company documentation.
Qualifications and Skills Needed: - Certifications: Must have either ATPI (formerly AIRPM) or MTPI (formerly MIRPM) certification.
- Experience: A proven background in block or estate management.
- Skills:
- Strong communication skills to build good relationships with clients and team members.
- Excellent organizational skills to handle inspections, projects, and financial reporting.
- Knowledge of budgeting, service charges, and financial analysis for effective reporting.
