We are currently seeking a proactive and skilled Maintenance Operative to join the onsite team at a high-quality residential development. This hands-on role involves ensuring the property is maintained to the highest standards, supporting both routine and reactive maintenance across the site.

About the Role:
Reporting to the Maintenance Manager and/or Development Manager, the Maintenance Operative will carry out a wide range of in-house maintenance tasks. You'll be working both independently and collaboratively with colleagues and contractors, ensuring the development remains safe, functional, and well-presented.

Key Responsibilities:

  • Conduct regular maintenance and risk management tasks, ensuring timely and efficient completion.

  • Perform general maintenance duties including light repairs, painting and decorating, basic plumbing, electrical work, and carpentry.

  • Complete and document cyclical checks such as fire alarm testing, emergency lighting, lift line testing, and smoke ventilation systems.

  • Supervise third-party contractors onsite, reviewing RAMS and issuing permits to work when necessary.

  • Support with communal area upkeep including bin movements, refuse chute cleaning, and pressure washing.

  • Maintain and manage tools, ensuring they are used appropriately and stored securely.

  • Carry out minor internal and external repairs to communal areas and building infrastructure.

  • Accurately log maintenance tasks and risk assessments using internal systems.

What We're Looking For:

  • Proficiency in common maintenance disciplines such as plumbing, electrical, carpentry, and decorative work.

  • A solid understanding of Health & Safety regulations and experience conducting risk assessments (qualifications in this area are an advantage).

  • Familiarity with building systems and maintenance protocols.

  • A self-starter with strong decision-making skills and the ability to work with minimal supervision.

  • Excellent communication skills - both written and verbal - and confidence using basic IT systems (Outlook, Word, Excel).

  • A proactive, "can-do" attitude with a focus on quality and efficiency.

Desirable:

  • Relevant safety or trade certifications.

  • Previous experience in residential property or facilities management.
