Salary: £22 - £23/hour

1. Be responsible to allocate void properties in strict accordance with the Council Allocation Policy and Audit recommendations.

2. Ensure the timescales for letting the councils stock (11,500 approx) are maintained in order to meet the void turnaround targets to minimise the lost revenue of rent for the local authority. Actively work in partnership with the voids section to achieve this aswell as identifying new initiatives to help reduce the void turnaround times.

3. To process applications for tenants due to be 'decanted' to alternative accommodation to completion, including checking and investigating, banding and be responsible for the monitoring and managing of theses cases to ensure the timescales set by the Rehousing Manager to 'decant' tenants are maintained to avoid the delay to redevelopment schemes and any possible financial implications that maybe incurred to the authority.

4. To deal with written and verbal enquiries in connection with all housing allocations, Choice Based Lettings and related matters, both from applicants and outside agencies including other local authority's, social services, solicitors etc.

5. To undertake in-depth interviews in a sensitive manner with applicants in connection with their housing, involving discussion of the applicant's personal circumstances ensuring confidentiality is maintained at all times.

6. The postholder will need to have the ability to work within a stressful and pressurised environment and the ability to deal with vulnerable and demanding applicants on a daily basis regarding their housing which can place both the postholder and applicant under emotional stress.

7. To have a comprehensive working knowledge of all information technology systems relating to allocations work including the Choice Based Lettings system and actively contribute to the ongoing development of these systems.

8. .A working knowledge of the Housing Act 1996 VI and the Councils Allocation Policy aswell as an awareness of the Homelessness act 2002 (as amended) in relation to the allocation and appeals of accommodation.

9. To liaise closely with our partner Registered Providers (RP) in relation to nomination requests they send for their stock (5000 approx), ensuring the terms of the deed of nomination agreement and the council allocation policy are adhered to at all times.

10. Responsible for creating new tenancies on the authority's In-house Management System ensuring all details are correct to ensure the legal obligations for both landlord and tenant can be carried out.
