Maintenance Operative

About the Role:

We are seeking a dedicated and skilled Maintenance Operative to join our team at a leading property management company. The successful candidate will be responsible for a wide range of maintenance tasks, ensuring the smooth operation and upkeep of our properties.

Key Responsibilities:

• Maintenance:
  • Undertake and support ongoing maintenance routines.
  • Provide general maintenance support, including plumbing, carpentry, and decorative repairs.
  • Supervise third-party contractors and issue permits to work.
  • Conduct regular checks and testing of fire alarms, emergency lighting, smoke ventilation systems, and lifts.
  • Carry out routine maintenance tasks like bin movements, refuse chute cleaning, light bulb replacement, painting, and plaster repairs.
  • Ensure tools are maintained and used safely.
  • Pressure wash and clean communal areas.
• Risk Management:
  • Liaise with management teams, contractors, and customers to facilitate risk assessments.
  • Complete risk actions and equipment testing, including fire alarm tests, tap flushing, and sprinkler tests.
  • Maintain detailed records of all maintenance and testing activities.

Required Skills and Qualifications:

• Sound knowledge of common maintenance tasks.
• Strong understanding of Health & Safety regulations and risk assessments.
• Familiarity with building systems.
• Ability to work independently and make critical decisions.
• Positive and proactive attitude.
• Good communication and basic computer skills.
• Relevant qualifications and safety certifications (advantageous).
