Maintenance Operative
About the Role:
We are seeking a dedicated and skilled Maintenance Operative to join our team at a leading property management company. The successful candidate will be responsible for a wide range of maintenance tasks, ensuring the smooth operation and upkeep of our properties.
Key Responsibilities:
- Maintenance:
- Undertake and support ongoing maintenance routines.
- Provide general maintenance support, including plumbing, carpentry, and decorative repairs.
- Supervise third-party contractors and issue permits to work.
- Conduct regular checks and testing of fire alarms, emergency lighting, smoke ventilation systems, and lifts.
- Carry out routine maintenance tasks like bin movements, refuse chute cleaning, light bulb replacement, painting, and plaster repairs.
- Ensure tools are maintained and used safely.
- Pressure wash and clean communal areas.
- Risk Management:
- Liaise with management teams, contractors, and customers to facilitate risk assessments.
- Complete risk actions and equipment testing, including fire alarm tests, tap flushing, and sprinkler tests.
- Maintain detailed records of all maintenance and testing activities.
Required Skills and Qualifications:
- Sound knowledge of common maintenance tasks.
- Strong understanding of Health & Safety regulations and risk assessments.
- Familiarity with building systems.
- Ability to work independently and make critical decisions.
- Positive and proactive attitude.
- Good communication and basic computer skills.
- Relevant qualifications and safety certifications (advantageous).
