Company Introduction
A London Local Authority is seeking an experienced Diagnostic Surveyor on a 6 month contract
Job Responsibilities/Objectives:
1. Conduct Thorough Property Inspections - Carry out detailed surveys to diagnose building defects, damp, leaks, and structural issues within the housing stock.
2. Provide Accurate Reports and Recommendations - Produce clear, evidence-based reports outlining defects, root causes, and recommended remedial actions.
3. Ensure Compliance and Best Practice - Work in line with health and safety regulations, building standards, and local authority policies to maintain safe and habitable homes.
4. Liaise with Stakeholders - Collaborate with tenants, contractors, and internal teams to ensure timely and cost-effective resolution of maintenance issues.
Required Skills/Experience:
The ideal candidate will have the following:
1. Building Diagnostics Expertise - Proven experience in diagnosing property defects, including damp, leaks, structural issues, and general disrepair.
2. Technical Knowledge - Strong understanding of building pathology, construction methods, and relevant legislation, such as housing and health & safety regulations.
3. Report Writing & IT Skills - Ability to produce clear, detailed reports with recommendations, using relevant software and survey tools.
4. Stakeholder Communication - Experience working with tenants, contractors, and internal teams to resolve maintenance issues effectively and professionally.
Desirable Skills/Experience:
Although not essential, the following skills are desired by the client:
1. Experience in Social Housing - Previous experience working with a local authority or housing association in a similar diagnostic surveying role.
2. RICS or MRICS Accreditation - Must be a Chartered Surveyor with membership of the Royal Institution of Chartered Surveyors (RICS) or the Chartered Institute of Building (MCIOB).
3. Knowledge of Housing Legislation - Familiarity with the Housing Health and Safety Rating System (HHSRS) and landlord repair obligations under relevant housing laws.
4. Project Management Skills - Experience managing repair projects from diagnosis to completion, including liaising with contractors and ensuring cost-effective solutions.
