About the Pub

The Rose House has a prime location on a corner plot, located within a densely populated housing area on a busy arterial road in the suburb of Walkley. The pub is traditionally styled throughout with a bar area with tiled and wooden floors on entry and steps leading down to the carpeted snug area. The entrance to the lounge area is located at the side of the pub, with the sports room being accessed directly from the street at a corner entrance. There is a juke box located in the bar area for customers to take advantage of which creates a nice atmosphere with a separate lounge area for up to 40 covers. The pub holds a lovely garden to the side of the pub near the entrance of the lounge with several wooden bench style seats available to enjoy in the summertime for external drinking for up to 50 covers, as well as a sheltered wooden gazebo smoking solution.

The Rose House enjoys custom from both locals and the community and would benefit from a publican that could fit into the close knitted community. There are several large residential housing estates surrounding the pub and the majority of consumers are pulled from this area. The clientele is made up of predominantly regulars who have frequented the site for a number of years. There is opportunity for the new publican to grow the weekly entertainment offer and sport teams.

The Rose House is situated on a busy thoroughfare in Walkley, a suburb in the northwest of Sheffield. It lies west of Burngreave, south of Hillsborough and north-east of Crookes. The area consists mainly of Victorian stone-fronted terraced housing and has a relatively high student population. The Rose House benefits from being surrounded by densely populated housing, numerous small businesses, predominantly retail outlets and cafes. The immediate vicinity is frequented by shoppers, students and local residents.
