Quantity Surveyor (Commercial and Fit-Out)

Role Overview: A Quantity Surveyor (QS) specializing in commercial and fit-out projects is essential in managing project costs and ensuring value for money while delivering high-quality results.

Key Responsibilities:

Cost Planning and Estimating:

* Prepare budget estimates and cost plans.

* Conduct feasibility studies and cost advice during design stages.

* Monitor and control costs throughout the project lifecycle.

Tendering and Procurement:

* Prepare and evaluate tender documents.

* Compare contractor and subcontractor bids.

* Negotiate contract terms and conditions.

Contract Administration:

* Administer construction contracts and manage disputes.

* Evaluate variations and change orders.

Financial Management:

* Prepare cost reports and cash flow forecasts.

* Conduct cost value reconciliations (CVR).

* Certify progress payments and prepare final accounts.

Risk Management:

* Identify and manage financial risks.

* Implement cost control measures.

Value Engineering:

* Conduct value engineering exercises.

* Recommend cost-effective construction methods.

Client Liaison:

* Act as the primary client contact.

* Provide regular project updates on costs, schedule, and performance.

* Advise on commercial implications of project decisions.

Project Coordination:

* Coordinate with architects, engineers, and contractors.

* Oversee procurement and delivery of materials.

* Monitor project progress and resolve issues.

Fit-Out Specific Duties:

* Manage interior fit-out projects.

* Oversee procurement and installation of fixtures, fittings, and equipment (FF&E).

* Ensure compliance with building codes and health and safety standards.

Post-Completion:

* Conduct final inspections and manage snagging.

* Prepare final accounts and handle financial adjustments.

* Provide project feedback and lessons learned.

Skills and Qualifications:

Education: Degree in Quantity Surveying or related field.

Professional Accreditation: Membership in RICS or equivalent.

Technical Skills: Proficiency in cost estimation software and project management tools.

Communication Skills: Strong interpersonal skills for client and stakeholder liaison.

Attention to Detail: High accuracy in financial document preparation.

A QS in commercial and fit-out projects ensures that projects are delivered within budget, on time, and to the required quality, providing significant value to clients and stakeholders
