Responsible for identifying and securing land and other new opportunities, building strong relationships with key stakeholders and driving strategic initiatives that align with our mission to provide high quality, affordable housing. Our customers sit at the heart of what we do, and our colleagues are the people who'll help us achieve our vision, which is to create the best customer experience to improve everyday lives.Duties Identify and secure land and other new opportunities in line with the Development Strategy. Undertake Options Appraisals on our existing stock and consider other regeneration opportunities. Lead and manage a project team including consultants, internal customers and contractors, to create projects that are high quality, mixed tenure and fit for purpose to secure planning consent. Proactively engage with the delivery, sales, neighbourhoods and finance teams to ensure smooth, effective and compliant delivery Take ownership and accountability for all elements of the project, ensuring adequate all projects are delivered on time, within budget and to specified quality standards. Run and interpret financial appraisals and cashflows to understand the viability of projects in line with standard assumptions and requirements. Write high quality reports covering all aspects of projects to secure approval from Board to strict deadlines. Negotiate and agree legal and contractual arrangements, build plans and programmes and align with internal reporting procedures. Undertake necessary due diligence into all aspects of projects, including but not limited to legal, design, financial, construction and procurement. Compliantly procure all products and services in line with internal and legal policies, legislation and frameworks. Build and maintain excellent relationships with networks of agents, consultants, contractors and other stakeholders in the development process. Develop strategic partnerships with external agencies such as investors/funders, construction companies, consultants and other organisations. Undertake market research where appropriate and liaise with valuers and agents in relation to markets and specific projects. Establish and maintain fully compliant Homes England audit files from the start of each project. Ensure that all necessary systems and performance measures are updated for use by Senior Managers and other areas of the business. Undertake site visits and actively identify, mitigate, manage, and report to all risks associated with projects. Other reasonable duties in line with the needs of the organisation, to ensure effective delivery of allocated projects. Maintain a strong awareness of the external environment, particularly in relation to the housing and development market, and identify opportunities in line with the Incommunities strategic priorities Requirements A qualification in Housing or Development, or equivalent experience. Have more than 2 years experience of identifying and securing land and / or new business opportunities for a residential developer, ie RP, housebuilder or contractor The ability to promote the work of the company through presentations in both spoken and written form The ability to maintain good working relationships with a variety and a number of stakeholders including Internal teams, Homes England and Local Authority partners Excellent understanding and experience in social and private sector housing developments Tactful and diplomatic Customer focused attitude with the ability to go the extra mile; ability to work without supervision Initiative and a 'can do' attitude; the ability to see a task through to conclusion and make appropriate recommendations for service improvements Good understanding of the statutory and regulatory procedure and performance requirements.
