SUMMARY OF RESPONSIBILITY

This varied and satisfying job begins at the design stage of a major construction project and runs right through to its completion. It is the responsibility of this job role to ensure that works run smoothly and are completed safely, to the highest quality on time and to budget. Project Managers are in charge of the overall planning, management, co-ordination, safe working environment and financial contract of a project which is very rewarding. Working at part of the Site Team, you will report into the Construction or the Operations Director, who then reports to the Managing Director based at Natta Head Office. You must be able to perform this role to tight deadlines, kept within strict budgets and create a positive working environment, maintaining good client relationships throughout the contract. You will be expected to support the development of leadership, both on site and within the office to organise the best team to complete the project.

MAIN TASKS

* Plan and manage the safe delivery of the project at hand and direct a multi-disciplinary team through the project to ensure deadlines are met; ensuring that detailed programmes are drawn up for each stage

* Manage the day-to-day working, utilisation, implementation and technical consultants engaged on client assignments. From ensuring the correct material turns up before a job, to explaining the work ethics and activities to colleagues

* To manage relationships with the client team and third parties to ensure works are able to progress without delay

* To ensure that all stakeholders are kept up to date with works progress

* To ensure completed works are signed off before they are accessed by follow-on trades

* To liaise with estimators, buyers and commercial managers to ensure that materials are being ordered on time and in sufficient quantities to meet project deadlines

* To identify any aspects of the project which have significant potential to cause disputes or additional costs to be incurred and resolve as appropriate.

* To record all activities outside the scope of works

* To contribute to and develop detailed scopes with the cost team

* To plan works thoroughly to maintain a safe system of work specific to each project

* To interrogate design to ensure buildability and identify opportunities for improvements

* To ensure that the clients requirements are balanced with the overall aims of the Natta Building Company targets and plan and arrange visits to new potential clients

* To develop and improve working practices to improve efficiency and minimise wastage

* Report progress on projects to senior management, maintain and update project reporting, checkpoints and financial reporting to a high standard

* To prepare client project reports

* Preparation and submission of a final report on conclusion of the project

* To ensure sufficient staffing levels for effective work to be carried out, to the required standard, with cover for holidays

* To ensure each section of work is benchmarked (at the required standard) with the client to avoid later dispute

* To chair weekly project meetings.

* To complete the site start-up checklist

* In conjunction with the Senior Contracts Manager and HR Manager, to identify underperformance within the team and address ensuring the correct disciplinary procedures are followed as necessary.

* To maintain a current set of working drawings on site.

* Review, mark up and understand technical drawing detail including CAD type software.

* To hold safety briefings and ensure that actions arising are carried out.

* To carry out safety inspections at agreed intervals.

* To ensure Natta weekly procedures and reporting is undertaken

* Co-ordinate required support levels and training

* To maintain a detailed site diary listing current operations, material orders and deliveries, plant and labour resources.

* To ensure all the relevant work permits are in place before a tasks starts eg., hot works and dig permits - ensure these are filed and signed of at the correct intervals

* Coordinate and organise all necessary health and safety files, operation and maintenance manuals and home user guides as necessary

KEY SKILLS

Detailed knowledge and implementation of the latest HSQE construction standards

Detailed knowledge of Building Control and Warranty requirements

Detailed knowledge of construction contracts

Detailed knowledge of fire standards

Detailed knowledge and implementation of construction best practice and initiatives to the benefit of Natta and clients where applicable

Deliver projects with zero defects on time to quality standards

Communication and team coordination including presentation skills

Professional preparation of and contribution to CPHS, CMTP, scaffold plans and all necessary site policies etc

Understanding and delivery of quality throughout the whole construction process

Create full detailed and logic linked construction programmes utilising professional programme software identifying milestones, critical path, lead in items and record all key and critical events

Prepare and issue weekly dropline programmes via professional programme software

Utilisation of electronic drawing, snagging and collaboration databases

Seamless knowledge and use of key hardware and software packages including but limited to programming, Microsoft Office, CAD viewers, database and drawing systems, snagging systems

Material take off and ordering

Ability to lead team meetings

Ability to present client meetings

Coordination of deliveries and construction

CSCS black card, SMSTS training, First Aid Training, Considerate Contractors knowledge

Temporary works coordinator

Report writing and presentation as necessary

Qualifications

Degree level qualification in Civil Engineering, building studies or building management.

Membership of an Industry professional body such as RIBA, RICS, ICE, IstrucE, CIOB or CIBSE

SMSTS/ CSCS and First Aid

Hold a Prince2 or MSP practitioner qualification

Experience/ Skills

5 years' experience in a similar Site Management role

Excellent management and people skills

Strong team player and people motivator

Acute organisational and time management skills

Able to work in a challenging and fast-paced environment

Ability to manage multiple stakeholders and can communicate effectively

Effective administrative skills, meticulous attention to detail

Ability to form working relationships with people at all levels
