About the Pub

The Black Swan is located in the rural village of Ashover, Derbyshire, close to the Peak District National Park. The pub is a delightful character property steeped in history, and is very popular with locals and tourists. Boasting a cosy lounge area with a real open fire, a central bar, rasied dinign area and a separate snug, the Black Swan caters for all occasions. There is a small commercial kitchen capable of delivering quality pub food to meet the demand of the trade. The function room upstairs is accessed by an internal staircase and can accommodate up to 50 guests. There is a separate trade kitchen to serve the function room and it is suitable for all occasions, including weddings. There are approx 25 external covers in a recently invested beer garden which has both covered and uncovered seating. The trade has a seasonal element, picking up in the spring/summer. The area is popular with walkers as there are many fantastic walking trails and paths throughout the Peak District. There are two other pubs in the village - the Old Poets Corner, a Titanic Brewery pub, and the Crispin Inn a Marstons operator led pub 100m away. The Black Swan is the only pub with a designated external trading area.

Regional Manager's Thoughts

This is a cracking pub with bags of character and it needs an hands on operator with the same! Whilst there is competition from the other two pubs, the Black Swan is the one that has the potential to become the Heart of the Community. The pub should be thriving with activity throughout the week giving locals and visitors a reason to visit. A really cosy environment with a great layout to be able to provide a great experience for all guests with varying needs. It needs to have a strong food offer focussing on traditional home cooked pub food and quick refreshment for refuelling walkers, alongside a quality drinks offer with an opportunity to become the pub of choice for Cask Ale drinkers in the village. In the Spring and Summer months the recently invested garden comes into play and gives the pub a competitive advantage over the other pubs in the village. This coincides with an increase in visitors to the area and buliding a strong reputation both locally and on social review sites is vital to maximising on this trading period.

It really is a little gem of a pub and if you are the right operator with the personality and skill to manage the varying demands of locals and tourists whilst maximisng the opportunities around Community, Food, Garden and Function Room it is an opportunity that should not be missed!
