Regional Property Manager - Midlands and South
Reporting to: Property Director
Based: Flexible between Brunning and Price head office in Chester (1-2 days pr week), in the pubs as required and home-based.

The role
Primarily, you will be responsible for the day to day building and estates management of approximately half of the estate (circa 40 pubs), ensuring all key issues are efficiently managed and communicated. You will be required to plan and oversee all planned and reactive maintenance works within the region and manage any remedial works that may be required. This includes ensuring that general compliance is in place at all sites, planned and reactive maintenance and repairs are fulfilled in a timely manner and property related budgets are effectively managed for each pub and your region.
You will have full ownership of all planned and reactive maintenance works and will be required to liaise with our internal support teams and external resource to ensure all property related records are correct and up to date at all times. You will be responsible for the management and control of the area maintenance budgets, to ensure delivery to budget and best value in line with operating standards.
For leasehold sites, you will be required to manage all building works relating to our lease obligations, including works associated with dilapidations, service charge and insurance requirements and any ad-hoc building works that may be required from time to time. You will be required to liaise with Landlord’s and/or Managing Agents to ensure all building related lease obligations are fulfilled and maintained at all times.
Principal responsibilities
Regulatory and Statutory Controls
- Ensuring that the company’s premises and associated licenses are not endangered at any time by building or estates related issues.
- Responsibility for all areas of property relevant Statutory and Mandatory Compliance within your area.
- Being accountable for all health, safety and welfare matters associated with all your areas of activity
- Co-ordinating, implementing and reviewing Planned Maintenance Visits, PPM Schedules and Asset Registers on an annual basis (or earlier if required) throughout your region.
- Weekly reporting of the above controls in your area to the Property Director.
Cost Management
- Cost management of general maintenance works, including approvals for reactive and planned works, ensuring that the best value is achieved at all times.
- Managing major repair projects and some capital expenditure projects that fall outside of designated operational approval levels.
- Responding pro-actively to maintenance problems that may affect the business being able to operate successfully.
- Managing budget controls for each individual sites and preparing future maintenance budgets for major works.
- Managing all non-maintenance site requests and ensuring all costs are approved and recorded in the correct manner.
- Maximising value from the estate and minimising costs where appropriate.
Estate Management
- Having an uncompromising attitude to Health & Safety, cost, quality and programme.
- To assist with the updating and maintenance of internal records including the administration of records and managing changes of landlord and managing agents.
- Implementation and management of Condition Surveys, Asset Registers and PPM schedules for each individual site.
- To visit our pubs as and when required to deal with maintenance, repair and compliance issues as necessary
Communication
- Liaising directly with the Operations teams to ensure adherence to the maintenance strategy and the general Property department processes and procedures.
- Ability to carry out training of property processes and procedures with Operations teams at Operations Manager (OMs) and General Managers (GM) level
- Attending Operations meetings and arranging and maintaining regular contact with OMs and GMs to ensure all property related matters are being effectively managed and communicated.
- Building effective working relationships with contractors and coordinating review meetings with key contractors
- Liaising with Landlord’s, Managing Agents and external consultants to ensure effective management of all building and lease obligations.
Key relationships
Internal stakeholders including but not limited to; Operations team at all levels, Central Compliance, IT Deprtment and Finance Department. External stakeholders including but not limited to Contractors, Landlords, and Managing Agents.
Qualifications
Knowledge of relevant Built Environment related legislation is essential, both statutory and mandatory. Understanding of the Health and Safety at Work Act, Control of Asbestos Regulations and The Construction (Design and Management) Regulations 2015.
