We are looking for a certain kind of someone special to lead the charge for peak performance & efficient and effective management of our wonderful residential property portfolio!

Your Care To Our Clients:

- Prepare comprehensive reports for the Board, including Major Works, Property Inspections, H&S Reports, and schedules of information.

- Provide recommendations and obtain instructions from Regional Directors for effective portfolio management.

- Manage and prioritize risks and liabilities, ensuring the avoidance of conflicts of interest.

- Maintain strong Landlord and Tenant relationships, delivering high-quality services to tenants and leaseholders.

- Obtain value for money and act in a commercially focused manner.

- Navigate the magical realm of our policies and procedures with finesse - our secret sauce for success!

- Collaborate with colleagues and external consultants to preserve business interests.

Your Day to Day:

- Demonstrate commercial awareness when juggling risks and keep conflicts of interest in check.

- Be the decision-making maestro when it comes to ensuring efficient and effective management of the residential and commercial property portfolio.

- Interpret leases to align portfolio management with lease provisions.

- Join forces with colleagues and external consultants to protect the Team’s interests - because teamwork makes the dream work!

- Motivate, manage & nurture your team to achieve optimal performance.

- Establish rent levels, handle rent reviews, lease renewals, and new business transaction agreements.

- Monitor and ensure compliance with your teams’ obligations to tenants and vice versa.

Health & Safety Stuff:

- Work alongside support teams & company information systems to regularly review & manage the constantly evolving journey of H&S across the portfolio, ensuring compliance with statutory obligations.

- Review statutory inspection reports and effectively manage remedial works to ensure that our properties are well-maintained, improved, and red-carpet ready!

Financial Tasks:

- Monitor and control expenditure against detailed budgets using property management IT systems.

- Minimise lost income due to voids and arrears.

- Agree service charge computations and clarify disputes.

- Ensure correct application of invoice and order raising procedures.

- Follow consultation procedures under the Landlord and Tenant Acts.

The Legal Bits:

- Collaborate with the Legal Department on Pre-contract Enquiries.

- Attend court as required for leasehold disputes.

- Assist Property Managers in resolving disputes/breaches of lease - our legal heroes in action!

Management Material:

- Provide support and guidance to the team to ensure that everyone plays nice - The teams obligations to tenants and vice versa

- Manage HR matters with flair - holidays, sick leave, recruitment - the HR rollercoaster!

- Regularly review service level agreements and terms of business.

- Give the stamp of approval for Expenditure Authorizations and year-end accounts.

- Manage property records and prepare reports for the Board and Senior Management teams.

General:

- Be versatile in tackling any task directed or encouraged by the Management Team!

Your Skills & Experience:

- Be a master communicator with excellent verbal and written communication skills.

- Have very strong organisational and time management skills.

- Have the ability to multitask and work really well under pressure.

- Be proficient in Outlook, MS Word, Excel, Horizon/Qube.

- Have experience managing/overseeing a small team.

- Be a great team player that offers clear & confident communication at all business levels.

- Be knowledgeable of relevant leasehold legislation, relevant guidelines, regulations, and procedures.

- Be a Health & Safety aficionado and understand the importance of safety first, always!

What We Would Love:

- Minimum 5 years' experience in a similar role reporting to Senior Management.

- Ideally Degree level, minimum A-levels grades A-C.

- Ideally MIRPM qualified or similar relevant qualification (AssocRICS/MRICS/MIRPM).

- Vast block management knowledge and experience.

Your Hours and Environment:

- Office Hours: 9.00 am to 5.30 pm, Monday to Friday.

- Primarily based near the Maida Vale area with occasional ad-hoc visits to other office locations.

- Holiday entitlement: 20 days per annum plus Bank Holidays plus discretionary additional days entitlement.
