Job Overview: They are seeking an experienced and dynamic general practice Commercial Property Manager/Agent to join their growing team.
The successful candidate must be MRICS and will be responsible for managing a portfolio of commercial properties, ensuring optimal performance, tenant satisfaction, and compliance with relevant regulations.
Key Responsibilities:
Portfolio Management: Oversee the day-to-day management of a diverse portfolio of commercial properties, including office, retail, and industrial spaces.
Client Relations: Build and maintain strong relationships with property owners, tenants, and stakeholders to ensure high levels of tenant satisfaction and retention.
Financial Management: Prepare and manage budgets, forecasts, and financial reports for each property. Monitor income and expenditure, ensuring financial targets are met.
Lease Management: Negotiate lease agreements, renewals, and terminations. Ensure compliance with lease terms and manage any disputes that may arise.
Maintenance and Compliance: Coordinate maintenance and repairs, ensuring properties are maintained to high standards. Ensure compliance with health and safety regulations and other legal requirements.
Market Analysis: Conduct market research and analysis to inform property management strategies and identify opportunities for improvement and growth.
Reporting: Prepare and present regular reports on property performance, tenant issues, and market trends to senior management and clients.
Commercial Agency: Some agency work will also form part of the brief.
Valuations: Some valuation experience would be helpful but not essential Qualifications:
Proven experience in commercial property management and/or agency.
Strong knowledge of property laws, regulations, and best practices in the UK.
Excellent negotiation, communication, and interpersonal skills.
Financial acumen and experience with budgeting and financial reporting.
Proficient in property management software and Microsoft Office Suite.
Relevant qualifications (e.g., MRICS or equivalent) are essential.
