Our client is seeking an experienced Project Director to lead the delivery of a prestigious £10M high-end residential project in South West London. The successful candidate will be responsible for overseeing all aspects of the project from pre-construction to completion, ensuring it is delivered on time, within budget, and to the highest quality standards.

Key Responsibilities:

Project Leadership & Delivery
Oversee the entire lifecycle of the project, from design and procurement to construction and handover.
Develop and execute project plans, ensuring alignment with client expectations and contractual obligations.
Lead the project team, including consultants, subcontractors, and site staff, to ensure seamless collaboration.

Quality & Compliance

Maintain the highest standards of craftsmanship and luxury finishes expected in high-end residential projects.
Ensure all work complies with planning, building regulations, and health & safety requirements.
Implement rigorous quality control measures to meet or exceed industry standards.

Commercial & Financial Management

Manage project budgets, cost forecasting, and financial reporting to ensure profitability.
Work closely with the commercial team to oversee procurement, contracts, and supplier negotiations.
Identify risks and implement mitigation strategies to control costs and avoid delays.

Stakeholder Management

Serve as the primary point of contact for the client, ensuring their vision is delivered with precision.
Liaise with architects, designers, and consultants to maintain design integrity and resolve technical issues.
Conduct regular progress meetings and provide clear project updates to all stakeholders.

Key Requirements:

Proven track record in delivering high-end residential projects valued at £10M+.
Strong leadership skills with experience managing multidisciplinary teams.
Expertise in construction methods, materials, and luxury fit-out processes.
Excellent financial acumen and commercial awareness.
Ability to build strong relationships with clients, designers, and contractors.
In-depth knowledge of UK building regulations, health & safety standards, and construction contracts.
Qualifications & Experience:

Degree in Construction Management, Civil Engineering, Architecture, or a related field.
Chartered status (CIOB, RICS, ICE) is advantageous.
Minimum 10 years of experience in high-end residential construction.
