Job overview

The Facilities Manager is responsible for overseeing all aspect of the building functions including Mechanical & Electrical services plus maintenance of essential services. The facilities Manager is also responsible for Health & Safety including Fire Safety. This requires initiative and the ability to problem solve. As with any small organisation the role requires the ability to carry out small maintenance/repairs as necessary.

Key responsibilities:

• Responsible for maintenance of essential services; Mechanical & Electrical (M&E) water, gas and electricity supplies plus lighting, heating, and air conditioning.

• Responsible for the maintenance and upkeep of the building fabric and grounds.

• Plan and oversee all repairs and maintenance. Ensure annual planned maintenance programme agreed with external contractors and remedial work carried out.

• Ensure the service delivery of all technical services is in line with all Health & Safety and legislative requirements.

• Oversee the safety and security of the building, staff, tenants, and clients. Carry out regular inspections and problem solve unexpected emergencies. Comply with Health & Safety procedures relating to facilities operations.

• Liaise with contractors and maintain good relationships, supervise all work carried on site.

• Administer policies and procedures for building maintenance operations, fire, health & safety. Maintain records and ensure compliance with all legislative requirements.

• Ensure company Health & safety policies plus fire policies are adhered to and regularly reviewed including risk assessments.

Key Requirements:

• Proven experience as a facilities manager.
• Strong knowledge of building systems and maintenance procedures including Health & Safety regulations.
• Ability to manage quotation and negotiate with contractors and service providers.
• Strong communication skills, both written and verbal.
• A proactive, hands-on approach to problem-solving.
• Relevant qualifications or certifications in facilities management (e.g., IOSH, NEBOSH) are a plus.
