Position Overview

The Block Manager will be responsible for managing a portfolio of up to 600 residential units across central and the outskirts of London, focusing on delivering exceptional service and maintaining high standards. Each Block Manager will have an Assistant Block Manager to support daily operations, ensuring seamless and efficient management. Reporting to Senior Leadership, the Block Manager will play an integral role in upholding the company's reputation and commitment to quality.

This role suits both experienced Block Managers and Assistant Property Managers ready to step up, as the company is looking for a dedicated individual with industry experience and a drive to grow within the business.

Key Responsibilities
  • Portfolio and Budget Management:

    • Annual Budget Preparation: Develops and manages annual service charge budgets, ensuring transparency and financial accountability.
    • Insurance Claims: Manages the handling of insurance claims, working efficiently to resolve issues and minimise disruptions for clients.
  • Site Inspections and Compliance:

    • Regular Site Inspections: Conducts thorough site inspections to ensure high-quality service delivery, identifying building repairs and ensuring compliance with health and safety standards.
    • Health & Safety Compliance: Ensures adherence to all health and safety requirements, proactively identifying and addressing potential issues.
  • Client and Contractor Relations:

    • Contractor Coordination: Coordinates with contractors for maintenance and repair needs, ensuring timely and high-quality service.
    • Client Relationship Building: Establishes and maintains strong, proactive relationships with clients, providing responsive and attentive service.
    • Efficient Response to Leasehold Enquiries: Manages leasehold enquiries promptly and professionally, ensuring client satisfaction and regulatory compliance.
    • Meeting Attendance: Represents the company at external meetings as necessary, demonstrating commitment to client relationships and service quality.
  • Internal Coordination:

    • Team Collaboration: Liaises with team members and departments to ensure seamless operations and uphold company standards across portfolios.
