Building Manager - Job Description

Warrington

We are seeking an experienced Building Manager to oversee a Grade A office complex, either comprising 3 buildings (42,000 sqft net lettable) or 1 building (24,000 sqft net lettable)

This role reports directly to the Head of Facilities and includes responsibilities for building management, tenant relations, and facilities maintenance.

Key Responsibilities:

  • Health & Safety: Oversee fire systems, alarms, risk assessments, safety audits, and contractor inductions. Ensure compliance with safety regulations and water management (ACOP L8).
  • Building & Facilities Management: Manage M&E systems, cleaning, security, landscaping, and repairs. Monitor BMS systems, troubleshoot faults, and conduct daily walk-throughs.
  • Tenant Management & Lettings: Handle tenancy negotiations, viewings, renewals, and licence agreements. Maintain positive relationships with tenants and address queries promptly.
  • Budget & Finance: Assist in setting and managing income, service charge, and expenditure budgets. Oversee procurement, contractor management, and invoice processing.
  • Project Management: Manage routine maintenance contracts and oversee asset lifecycle replacements and building projects.
  • General Operations: Ensure buildings are always in A1 condition, secure, and compliant with health & safety standards. Support marketing campaigns and ensure maximum space utilization.

Key Qualifications:

  • 5+ years of experience in Facilities Management or Building Management.
  • Health & Safety qualification (IOSH or equivalent).
  • Strong communication, interpersonal, and negotiation skills.
  • Knowledge of commercial M&E, HVAC, and plumbing systems.

Working Hours: Monday to Friday, 8:30 am - 5:00 pm, with occasional out-of-hours attendance.

Benefits: 23 days holiday + bank holidays (rising to 25 after 12 months). 6-month probation period.
