Job Title: Quantity Surveyor

Salary: £44,500 to £56,000

I am currently working with a leading provider in social care and housing solutions. They are currently seeking a highly skilled and experienced Quantity Surveyor to join their dynamic team. As a key member of our project delivery team, you will play a crucial role in managing the financial aspects of construction projects. You will be responsible for estimating costs, preparing tender documents, and monitoring project budgets to ensure projects are delivered on time and within budget.

**Key Responsibilities:**

Prepare detailed cost estimates for materials, labour, and equipment, including initial estimates, tender estimates, and final account valuations.

Prepare and manage detailed cost estimates for adaptation projects, ensuring alignment with the allocated Disability Facilities Grant.

Ensure projects remain within budget, while delivering quality work that meets both client expectations and regulatory standards.

Collaborate with Occupational Therapists, Architects, and Contractors to ensure proposed adaptations meet the individual's needs and are practical for the space available.

Develop tender documents, including bills of quantities, specifications, and contract documents. Evaluate tender submissions and recommend the most cost-effective options.

Administer construction contracts, including reviewing and approving variations, issuing payment certificates, and resolving contractual disputes.

Monitor project costs throughout the construction phase, identify potential cost variances, and implement cost-saving measures.

Prepare regular financial reports, including cost forecasts, progress reports, and final account statements.

Identify and assess potential commercial risks, develop mitigation strategies, and implement risk management procedures.

Build strong relationships with clients and other stakeholders, providing regular updates and addressing their concerns.

Essential Qualifications & Skills:

Education: Degree in Quantity Surveying, Construction Management, or a related field.

Professional Accreditation: RICS (Royal Institution of Chartered Surveyors) or CIOB (Chartered Institute of Building) membership preferred.

Experience: Proven experience working in quantity surveying roles, preferably in residential adaptations, housing projects, or DFG-funded schemes.

Technical Knowledge: Strong understanding of the DFG framework, building regulations, and health & safety standards for disabled adaptations.

Communication: Excellent verbal and written communication skills, with the ability to explain technical details to non-specialist stakeholders, including disabled clients and their families.

IT Skills: Proficient in MS Office, project management software, and cost-estimating tools such as CostX or similar.

Desirable:

Familiarity with relevant grant funding systems and processes.

Experience working with vulnerable individuals and adapting living spaces for accessibility.

Knowledge of JCT, NEC, or other standard forms of construction contracts.
