Property Block Manager
Salary: £28k - £32k + company benefits
Location: Eastbourne (hybrid working)
Hours: Mon- Fri 9am - 17.30pm
Do you want to work for a professional property organisation that offers hybrid working and the opportunity to take your IRPM qualifications? If so, I have a great opportunity for a Property Manager that has some block management experience and wants to further their career within a vibrant and friendly organisation.
You will already have a background in block management, and pride yourself in delivering excellent service to clients and have a good understanding of lease management, and able to build strong business relationships.
Responsibilities:
- Point of contact for Freeholders, Leaseholders, contractors and landlords.
- Build strong business relationships with key stakeholders across the organisation.
- Management of the company portfolio (around 500 units) and address any queries relating to those properties.
- Ensure accurate and up to date record keeping.
- Oversee insurance matters, ensuring the right documentation is on file and manage any claims effectively.
- Ensure all health and safety legislation, policies, fire risk assessments and reports are actioned and maintained to a high standard.
- Meet and exceed service level agreements, maximising assets for Freeholders and Leaseholders.
- Attend AGM’s, provide minutes and follow up on any action as required.
- Compile section 20’s notices.
- Coordinate and oversee major works ensuring it complies with lease agreements.
- Liaise with surveyors, contractors and other third parties.
- Oversee the management of contracts and service agreements.
- Carry out inspections on the property portfolio.
- Prepare and manage the budgets for each block.
The right candidate will have the following skills and experience to apply:
- Property management background within block management.
- Ideally IRPM qualified or happy to take qualifications.
- Strong communication and organisation skills.
- Excellent understanding of lease management and head lease details and able to maintain adherence to regulations, rules and obligations.
- Ability to manage your own workload effectively and meet strict deadlines and service level agreements.
- Pro-active, personable and adaptable.
