Building Services Manager

Location - Wickford, Essex Area

Monday to Friday - 8:00am - 5:30pm

Up to £75,000 per annum (depending on experience)

One to One are proud to be working with an innovative, market leading manufacturing business based in the Wickford area. Thanks to a continuing demand in business, our client is recruiting for an experienced Building Services Manager who will be responsible for managing the design, procurement, installation and commissioning of Building Services to their projects.

The successful candidate must have previous experience in writing scopes of works and should possess calm and critical thinking abilities and be confident in overseeing all aspects of mechanical, electrical and public health building services. You must be qualified to degree level or equivalent in Building Services Engineering (either electrical or mechanical). Proficient in Microsoft Window software packages are a must along with a current CSCS card.

Job Purpose

To ensure commitment to complete every project on time and on budget, maintaining the preferred status with all the projects it undertakes is maintained, this role will be responsible for managing the design, procurement, installation and commissioning of Building Services to their projects which require this element of the build. Provide support to the Company’s Projects Managers regarding technical services and provide reports to projects Directors as required on the technical services aspects of a project. To assist as required with new projects works around the head office, factory and storage facilities.

Key Result Areas

Responsible for working with internal and external stakeholders

  • To write scopes of works and produce demarcation drawings to ensure no scope gaps for electrical, mechanical and public health packages in multi service projects
  • To check tender documentation against the same and validate/assist with the tendering process and engaging with sub contract works packages to ensure compliant to contract documents
  • To oversee all services element of works within multi service projects. In addition to the works onsite this includes setting up and overseeing the design and drawings process and the commissioning. This will include liaising and providing scopes of works for consultants/designers
  • Be the point of contact and assist resolving co-ordination issues between services, joinery and other building packages for multi service projects
  • To oversee the services elements of the maintenance tracker for all Company buildings. (Note there are currently 7 buildings) Check on a regular basis that the maintenance (plus any resulting actions) are carried out correctly and with good value. Intervene where required and set up the maintenance contracts
  • Be the point of contact/authorised person regarding legionella control and carry out the monthly water temperature checks
  • Oversee the biomass boiler system and be the point of contact for any associated engineering issues and any dealings with Ofgem and other regulating authorities
  • Be the lead person for project works, this will often involve taking a layout for an area, consulting with users on their requirements, producing a scope of works including drawings for quotes, producing a cost plan and programme for the works, seeking and appraising quotes, placing orders, overseeing the installations and ensuring the commissioning is carried out to the relevant codes and to Company satisfaction. i.e. overseeing all stages of a project from blank sheet of paper to commissioned systems
  • Work with the bid team/estimators to understand projects on the horizon and provide expert advice where necessary
  • Attend design meetings and conduct site surveys as necessary to ensure a full understanding of the project
  • Responsible for identifying any potential challenges early in the project and raising this with the project directors in a timely way. (Key issues register)
  • Prepare scopes of works for any building services packages and assist through the procurement of services packages
  • Identify, record and communicate all known design changes to the financial dept as soon as they are known
  • Liaise with the internal teams and site managers to ensure effective and timely handover of O&M information
  • Review and approve RAMS (Risk Assessments and Method Statements) for building services activities
  • Oversee all building services commissioning activities and witness if required, collate commissioning information and ensure issued to the correct parties in a timely manner

Supporting the Project Directors in co-ordinating work for Design Co-ordinators

  • Ensure effective communication within the team, maintaining open communications
  • Ensure quality and content of work produced by the team of design co-ordinators is consistent with the clients’ expectations and standards produced by the Company
  • Ensure people related matters are dealt with as they arise, seeking support where necessary

Essential Requirements

  • Must be confident in overseeing all aspects of mechanical, electrical and public health building services and be able to offer references/projects where this is demonstrated
  • Qualified to degree level or equivalent in either electrical or mechanical building services.
  • Proficient in Microsoft Window Software Packages - Outlook / Word / Excel / One Drive / Drop Box Adobe Acrobat PDF
  • Current site CSCS card
  • Previous experience within a similar role
  • Good communication skills - ability to communicate with a wide variety of roles within the site and manufacturing environments
  • Calm and critical thinking abilities
