General Duties

The Porter can assist residents with many issues in their flats from the mundane (providing recycling bags, signing for and delivering packages) to more direct assistance (helping to organise contractors to undertake repairs in flats and accompanying them into the flat when necessary).

The Porter can also organise cleaners for individuals, arrange taxis and airport transport and help residents carry shopping and suitcases. If residents need to order grocery deliveries whilst they are at work, the concierge can escort the delivery person to the flat and put up perishables when fully instructed.

On occasions, the Porter can also run short errands for resident. This can include such services as a short run trip to drop a resident off at the tube, or a local doctor appointment, assist in getting a pet to a vet, picking an item up at a local shop. (This must be pre-arranged, unless an emergency, and is a service only available if it does not interfere with other building duties and is pre-approved with Julie to provide cover).

The Porter can also help residents with needs in their flats such as changing light bulbs that are difficult to reach, helping to move furniture, etc.

However, the Porter is not allowed to undertake lengthy duties for any individual resident or provide services such as decorating, fixing plumbing or electrical issues etc. A guide for residents should be that the Porter should not be in any one flat for more than 20 minutes in any given week unless there is an emergency.

If a resident requires full on handyman work, an electrician or plumber, we have outside vendors to supply that. Whilst the concierge can arrange the services and oversee the vendor, the costs are up to the individual resident.

ASSISTING RESIDENTS AND OWNERS WITH THEIR NEEDS.

  • The Porter's regular duties include reasonably assisting flat owners--although such assistance should not conflict with maintenance duties. Reasonable assistance falls in the category of general light handyman work inside an individual flat that can be concluded in a maximum time of 30 minutes (i.e. changing light bulbs or fuses, helping to carry extraordinary rubbish down to the bin, turning on and off water, helping to move furniture, providing meter readings, etc.).
  • There are also occasions when the concierge will be called upon to enter flats, e.g. to accompany contractors, supervise deliveries, etc. when the resident is not at home. In these instances it is very much a matter of using common sense, ensuring that whomever the concierge is accompanying does not compromise the trust placed in you. For the avoidance of doubt, where it does not conflict with your regular duties, you should be as helpful as possible to residents within and through the common areas of the development.
  • When the away from the front lobby for any reason, a note should be left on the front desk of where the Porter can be contacted (either a mobile number or flat number) or the sign put up to ring flat 25 for assistance.
